4/16/25 – The HOA Board are seriously considering rezoning the current RV storage area to allow 6 pickle ball courts to be built.  Long term planning committee has also blessed this.  They have not yet surveyed RV owners currently renting spaces or surrounding homeowners to determine if they are in support. On the eblast that the office sent out today 4/16, you can listen to all of this information and more.  It was also reported by the Maintenance Manager to the board, about the steps to get there regarding permitting.


4/16/25 – The board is proposing spending $290800 + contingency of $58160 for a total of $348960 on the Bocce restroom/storage/shade structure as well as $32626 + contingency of $3503 for a total of $39189 to fix issues with existing Bocce courts that were installed within that last several years. This totals out to potential spending of $388149.00. This is in addition to the money being spent already on the 2 new Bocce courts that are in progress. The total for a Bocci amenity spent this year, used by less than 10% of our community, will be close to 1/2 million dollars.


Pros

+ Those that play Bocce will have nice new courts to play on.

+ If you are planning to sell your home and move, you can advertise nice new Bocce courts on your listing.

Cons

– Those living next to the courts that had enjoyed a quiet park by their home will have to contend with the noise and traffic.

– Homeowners that do not play Bocce will pay the bill for the courts, restrooms and shade facility along with the increase in maintenance demonstrated by the repairs already being done on the courts installed within the last several years.

Why is this much being spent when we are voting on a 9.1 million dollar spend on our activity center along with a potential $3500.00 special assessment for all homeowners.

    The board voted to require dog owners to register their dogs starting 4/1/25 at a cost of $20 for each dog. The information published on eblast does not mention dog park use as a requirement. They also voted to spend money expanding the dog park.


    Pros

    + $5.00 of the fee pays for ID tags for your dog.

    + You feel safer when using the dog park that other dogs in the park have been vaccinated.

    + Dog Park expansion is probably warranted to rotate sections to give a section at a time a chance to recover or to perform maintenance.

    Cons

    – Board stated part of the fees are for administration. Aren’t our office staff already being paid a salary. Where is the extra expense?

    – Board stated part of the fee is being spent for dog park maintenance. If the board votes to install the dog park it becomes a common area amenity. Therefore, maintenance should be paid for from maintenance budget. There lies the Catch 22. The more amenities the board approves, the higher cost to homeowners for common area maintenance.

    This policy is not fair to dog owners as we don’t charge a fee to users of other common area amenities and there is maintenance required for them as well. Would it be acceptable to charge $5.00 per hour to use the Bocce or Pickleball courts? They also require maintenance.

    Why are they spending money on dog park expansion when proposing a $3500.00 Special Assessment.
